Homeowners
The best homes are designed around the people who live in them. Whether you're renovating a single room, reconfiguring your home or undertaking a larger renovation, thoughtful design can transform the way you use your space. We work closely with homeowners to create beautiful, functional spaces designed around your lifestyle.
Your home, thoughtfully reimagined
We understand that for most homeowners, a renovation is one of the most significant investments both financially and emotionally that you will make. It’s easy to get lost in the ‘renovation fog’ of endless decisions, technical language and conflicting advice.
By working with a design first approach we help bring confidence and clear direction to your project offering peace of mind and reassurance in the future of your home.
For homeowners, we oMer a number of services: Spatial Design, Internal Specification, a combined Spatial Design and Internal Specification package, M+E design and Room design service (for specific areas such as bathrooms, kitchens, dressing rooms, panelling design).

Deep Discovery & Spatial Analysis
Once we decide to move forward, I take a deep dive into the "lines" of your home. I don’t just look at walls; I look at how light enters the room, how you move from the kitchen to the living area, and where the natural "pinch points" are. We’ll discuss your long-term needs to ensure the design remains relevant for years to come.

How it works
Initial Consultation - Every great transformation begins with a story. We start with a relaxed virtual consultation to understand yours. We begin to develop the ‘layers’ of your project – understanding your space, concerns, requirements and overall vision.
Site Survey - We carry out a detailed survey of your home, walking through the space together and developing the ideas discussed during our initial consultation. This helps us understand the opportunities within your home and uncover its hidden potential.
Creative Vision - This is where the ‘lines’ come to life. We develop a number of design concepts alongside initial specification ideas (applicable to our full design and specification package), particularly where finishes and materials influence the overall design concept. We’ll present these ideas to you and work together to refine the direction of the project, preparing the design for the next stage.
Refining the Design - Once a preferred design has been chosen, we develop the layouts in more detail and begin refining the internal specification. If your project requires structural input, a structural engineer will be involved at this stage.
Planning and Building Control – If required for your project, we will guide you through the process and manage the applications on your behalf, giving you confidence and peace of mind throughout this stage of your renovation.
Internal Specification - We present the proposed finishes, fixtures, and materials alongside the updated drawings, giving you the opportunity to review and comment before the design is finalised.
M&E Design - Mechanical and electrical design plays an important role in creating a successful and well-considered home. If you choose to include M&E design as part of your project, we will develop detailed layouts that work alongside the spatial design and specification.
These drawings can include ceiling lighting layouts, wall lighting positions, switching arrangements, socket locations, and electrical circuits, providing your contractor with clear information to accurately price work to.
Ready to build - Once everything has been approved, we prepare a full set of working drawings and information ready for the tendering and construction stages of your project.
Concept & Reimagining
This is the exciting part. I’ll present creative solutions for your internal renovation or extension. Whether it’s reconfiguring a tricky hallway or designing a seamless indoor-outdoor flow, these concepts focus on making the space functional, beautiful, and tailored to your lifestyle.

Refining the Detail
Design is an iterative process. Based on your feedback, we refine the plans until they feel exactly right. We’ll look at the finer details—the layers of materials and the flow of the floor plan—ensuring the technical side of the design is robust and ready for the build.
Guiding You to the Finish
Even after the designs are complete, I remain a calm point of contact for you. Inviting a build team into your home is a big step, so I provide the clarity you need to move from the drawing board to the physical space with confidence and peace of mind.

How We Work: A Journey of Collaboration and Trust
Creating a home that fits your life perfectly doesn’t happen by accident; it happens through a thoughtful, step-by-step process built on open communication. At Layers and Lines, I believe the best designs come from a place of partnership.
Here is how we will work together to bring your vision to life.
The Initial Conversation
Every great space starts with a story. We begin with an informal consultation to discuss your frustrations with your current layout and your dreams for the new one. This is our chance to see if we’re the right fit for each other and for me to understand the "layers" of your daily life.
